This project involved the total gut rehab of a 6 story partially occupied brownstone while still maintaining essential utilities and the protection of the existing occupants. It was designed by OCV Architects and is sponsored by The Lantern Group. The work consisted of asbestos abatement, demolition, joist replacements, façade restoration, windows, roofing, framing, drywall, new electrical service and wiring, new water and sprinkler service and related piping, a new shaft and elevator that had not previously existed, new stairs and new fire escapes. The completed project will house 34 SRO’s as well as a community room, a private landscaped rear yard and support services.

Renovation of an occupied senior citizens housing facility consisting of a complete roof replacement, parapet and façade repairs, complete kitchen & appliance replacements, painting throughout, interior door replacements, new building entrance and lobby upgrades and the addition of a new 1 story community center at the rear yard bearing on helical piles.

An ongoing project designed by OCV Architects and sponsored by the Lantern Group, the completed building will be home to 123 individual SRO’s situated in suites of 4 to 5 SRO’s each with common kitchen and bathroom facilities. Construction will involve 100% gut rehab of the SRO’s on the existing 6 floors as well as the addition of a 2 story at the roof level. Extensions will be built at both cellar courtyards providing offices and community rooms. A new elevator will be installed in addition to the existing elevator which will be refurbished. The building’s façade will be fully restored and new energy efficient windows and insulation will be provided. All of the work will be done in phases to accommodate the existing tenants who have been temporarily relocated to the rear of the building during the first phase.

A new 6 story residential building containing 60 SRO’s designed by Harden Van Arnam Architects and sponsored by The Center for Urban Community Services. It is intended for homeless persons entering the mainstream from shelters and enabling them to become self sufficient. Each unit contains a living area, a full bathroom with tub and an efficiency kitchen with stove, refrigerator and microwave. Each unit has hardwood floors, ceramic tile bathrooms and kitchen backsplashes, ceiling fans and full thermal and sound insulation. The 1st floor consists of a community kitchen and dining room as well as a lounge, library, computer lab and social service offices. The rear yard is furnished with planters, fountains and seating areas for the use and relaxation of the occupants.

Another brand new 69 unit residential structure designed by Harden Van Arnam Architects and sponsored by The Post Graduate Center for Mental Health. This project contains 53 studio units and 16 two bedroom apartments within a 9 story fireproof precast plank structure. Each unit features hardwood floors, ceramic tiled bathrooms and kitchens, built in wardrobes and ceiling fans. Public areas are furnished with porcelain tile halls, wainscots, coffered ceilings, hi-tech lighting and video security systems. The cellar areas include a community room, recreation room, offices and a 2 story mezzanine and lounge. The rear yard features decorative brick planters, sitting areas, and an early childhood playground.
